Spring Hill Rising: 2040

Kedron Square strongly aligns with the vision and design criteria of the “Downtown/City Center” land use classification set forth in “Spring Hill Rising: 2040” (the “Comprehensive Plan”). The purpose of the Comprehensive Plan is to establish a collective vision for the development of Spring Hill over the next twenty-five years. The Comprehensive Plan was created through a comprehensive process that included participation of a wide range of stakeholders in the community, including residents, property owners, business owners and others.

Reflective of a downtown area, the design of Kedron Square includes: 

  • Commercial area designed to feel and function as a downtown area
  • Buildings of traditional pedestrian-scale that frame streets with shallow setbacks
  • Building setbacks of ten feet or less
  • Residential access by either private drive or alley
  • Moderate to high lot coverage
  • Parking lots not located along street frontage
  • Pedestrian-scale along streetscapes
  • Public spaces for the community to gather, recreate and attend festivals and other public events
  • Pedestrian connectivity that includes sidewalks, trails, connections, lighting and signage
  • Complete and integrated street network with on-street parking and roundabouts
  • Formal landscaping to include street trees, bushes, planters, planting strips and pocket parks
